April 2025 marked a turning point for Boulder’s real estate landscape, with more homes for sale than we've seen in over a decade. Fueled by a wave of seller activity, the city posted record-setting numbers across multiple categories.

In the city of Boulder, a total of 367 new listings hit the market—up 23% year-over-year—making it the most active April for new inventory in more than ten years. Total active listings climbed to 642, reflecting a 39% increase from April 2024 and signaling a major shift in market dynamics heading into summer.

This surge aligns with a broader trend across Boulder County and beyond: after years of limited inventory, homeowners are returning to the market in larger numbers. Some are motivated by changing personal or financial circumstances, while others are capitalizing on what may still be a relatively strong pricing environment—especially as borrowing costs remain elevated and buyer behavior begins to rebalance.

In Boulder’s luxury segment ($2M–$5M), inventory reached new heights.

  • 63 new listings came to market in April, a 5% increase over last year, pushing total active listings to 151—up nearly 14% year-over-year.

  • While closed sales dipped slightly to 18 (from 21 in April 2024), buyer interest remained strong: 25 homes went under contract last month, suggesting that well-priced listings continue to draw attention even amid growing competition.

Boulder's ultra-luxury market ($5M+) also saw meaningful momentum.

  • 17 new listings—up 31% from April 2024—this high-end tier posted one of its most active months in recent history.

  • Inventory held steady at 42 homes, but market movement accelerated: five closings and six properties under contract reflect renewed interest in a category that often trends slower and more selectively.

As Boulder heads into the heart of its spring and summer selling season, the increased inventory is creating opportunities for buyers not seen in years—especially in upper price points. For sellers, pricing strategy and presentation are more critical than ever as competition builds and the market continues to evolve.
