ALL PRICE POINTS
The City of Boulder market has showed a slight shift toward more balanced conditions. New listings dropped -23% from May but remained +8% higher than last year. Active inventory in Boulder rose +32% year-over-year to 731 homes and +26% year-over-year in the County, giving buyers significantly more choice than they’ve had since around 2011.
With more favorable financing over the past few weeks and a lot of choice in available homes, we are seeing more buyers come off the sidelines. Buyers are more active during this time than we’ve seen in the last one to two years. In fact, closed sales in the City of Boulder rose to 167, a +34% year-over-year increase and a +20% increase from June 2023. Listings under contract increased to 144, up +11% from June 2024. That trend continues throughout the County, with homes under contract up +14% from last year.
LUXURY: $2M-$5M
As is typical going into Summer, the luxury segment saw fewer listings and sales in June compared to May, but buyer demand held strong. New listings declined -39% month-over-month, and closings are also down at 16 closed sales. However, buyers remain engaged at this price point, as we’ve seen 21 homes go under contract - the same amount as last month.
ULTRA LUXURY: $5M+
Inventory in the $5M+ segment reached an all-time high, with 50 of the County’s 57 ultra-luxury homes located in the City of Boulder. June brought 10 new listings and three homes under contract over $5m. At the top of the market, buyers are re-entering as options and confidence increase.
