Are Boulder condos and townhomes a buyer's market?

The attached market, meaning townhomes and condos, was the one City of Boulder segment adding inventory in July 2026. Months supply for attached homes under $2 million rose to 7.0, up 21% from July 2025, as 51 attached homes closed, down 12% year over year. Even with slower sales, pricing firmed. The median price for an attached home under $2 million in the City of Boulder reached $490,000 in July 2026, up 12% year over year.

How is Boulder's luxury market performing?

Boulder's luxury market strengthened at the very top in July 2026. In the $2 million to $5 million range, 20 single-family homes closed in the City of Boulder, up 5% year over year, and new homes in that range rose 37% to 37. Above $5 million, the ultra-luxury segment posted its most active July on record, with five single-family homes closing at a median price of $7,950,000, compared with two closings in July 2025. Most of that activity reflected homes that went under contract in June 2026, when seven homes above $5 million went pending. New ultra-luxury supply stayed thin, with four homes coming to market.

Across all of Boulder County, sales rose while new supply eased in July 2026. A total of 414 homes sold in Boulder County in July 2026, up 8% from July 2025, producing $408.5 million in dollar volume, up 17% year over year. Within the county, entry-level single-family homes under $2 million tightened, with 274 sold, up 8% year over year, and months supply compressing to 2.8, down 20% from July 2025. The attached market cooled, with townhomes and condos under $2 million recording 85 homes under contract, down 21% year over year. Countywide luxury held firm, with 31 single-family homes above $2 million closing in July 2026, up 15% year over year.

The markets surrounding the City of Boulder tightened in July 2026. In Louisville, months supply fell 38% year over year to 2.4, and the number of homes for sale dropped to 58 from 97 a year earlier. In Lafayette, months supply fell 27% year over year to 2.2, with 44 homes sold in July 2026, down 12% from July 2025. In Longmont, 150 homes sold in July 2026, up 32% from July 2025, the largest year-over-year gain in sales among the nearby markets.
