The start of 2025 has brought a pretty significant shift in Boulder's luxury real estate market.

LUXURY $2M-$5M: A Surge in Activity

  • The City of Boulder saw 56 new listings last month, which is double our 5-year January average of 27 new listings. There were an additional 9 new listings at this price point outside the city of Boulder, but within Boulder County.

  • At the end of January, there were 84 homes for sale in Boulder within this price range, accounting for 23.4% of all City inventory. There are another 41 homes available outside of the City, within Boulder County.

  • We are seeing an average of $748 per square foot for listings in the City within this price range.

  • While days on market have averaged 103 over the past year, we saw two listings in January in the $3.5M-$3.8M price range go under contract within one day. This movement highlights how hyper-local the market is and how these metrics can vary significantly based on location, price point, bed/bath count, and more.

ULTRA-LUXURY $5M+: Growing Momentum

  • The City of Boulder saw 11 new listings last month in this price range, more than double our 5-year January average of 5 new listings. There were an additional 2 new listings at this price point outside the city of Boulder, but within Boulder County.

  • At the end of January, there were 29 ultra-luxury homes for sale in Boulder, accounting for 8.1% of all City inventory. There are another 9 homes available outside of the City, but within the County.

  • We are seeing an average of $1,198 per square foot for listings in Boulder within this ultra-luxury price range.

WHAT THIS MEANS FOR BOULDER'S LUXURY MARKET:

  • The surge in new listings across both the luxury and ultra-luxury price points signals increasing seller confidence as we move into the spring market. With inventory levels rising, buyers have more options than in recent years, but well-priced and desirable homes continue to contract.

  • Pricing strategy and market positioning remain critical, especially as price-per-square-foot values vary significantly between luxury and ultra-luxury segments.

  • While the City of Boulder remains the focus of luxury activity, the increasing inventory across Boulder County presents additional opportunities for buyers at these price points.
