Activity is ramping up as we head into spring. The data shows a clear surge in engagement—especially in March and early April. This creates opportunity in an environment that feels more balanced than frenzied.

UNDER CONTRACT ACTIVITY SURGES
Buyer activity is picking up across Boulder. 159 homes in the City of Boulder went under contract in March—the highest single-month total since June 2022. County-wide, under contract volume rose 15% year-over-year, marking a four-year high for March.

  • That pace has continued into April, with 96 homes already under contract to-date, a 23% increase from this time last year.
  • The $2M–$5M segment is seeing similar gains, with under contract activity up 22% in Q1 compared to 2024.

ALL PRICE POINTS: INVENTORY RISES, BUYERS RESPOND
March brought 283 new listings to the City of Boulder—a 28% increase year-over-year and the highest March total in recent memory. Closed sales rose slightly to 116, and average days on market dropped by 20%, suggesting buyers are acting faster. The average sale price for Q1 2025 reached $1.28M, up modestly from last year but still below the Q1 2023 high of $1.32M.

LUXURY $2M-$5M: LUXURY ACTIVITY REBOUNDS
The City of Boulder saw 46 new listings in the $2M–$5M range in March. Average days on market dropped to 80, down from 128 this time last year. In Q1, closed sales rose 31% year-over-year, and buyers in this segment are showing strong interest in well-positioned homes.

ULTRA-LUXURY $5M+: ULTRA-LUXURY GAINING TRACTION
March brought three ultra-luxury closings in Boulder, plus one additional sale in Longmont. Activity has already continued into Q2, with three more ultra-luxury homes closing to-date in April, bringing the year-to-date total to seven. Our team represented two of those sales, including one that closed off market.
